Terms of Service

Last updated: 8 August 2026. These terms are a legal agreement between you and Aether Group, based in Cyprus (“Aether”, “we”). By creating an account or using the Aether website, agency platform or mobile apps (the “Service”) you agree to these terms. If you do not agree, do not use the Service.

1. What Aether is (and is not)

Aether is a technology platform that lets agencies, developers and private sellers list Cyprus property and connect with buyers, and provides related tools (search, valuation estimates, messaging and partner introductions). Aether is not a real-estate agent, broker, valuer, lawyer, tax or financial adviser, and is not a party to any property transaction. Estate-agency services, where provided, are provided by the relevant agency and its registered estate agents, not by Aether.

2. Eligibility and accounts

You must be at least 18 and able to enter into a binding contract. You are responsible for the accuracy of your account details and for keeping your credentials secure and all activity under your account. Agency accounts may have multiple users under one agency; the agency is responsible for its users.

3. Listings, accuracy and due diligence

Listing information is supplied by agencies and sellers. While we take reasonable care, we do not verify and do not guarantee the accuracy, completeness, legal status, ownership, planning/zoning information, boundaries or availability of any listing. Buyers must carry out their own due diligence and obtain independent legal, technical and financial advice before committing.

4. Title-deed and registry information

Full title data held by the Department of Lands and Surveys (DLS) is registry-restricted. Any “verification”, title-deed status or map information shown in the Service is an indicative signal only, not the official registry record. It does not constitute legal advice or a guarantee of title. Always verify title through an independent lawyer and the DLS.

5. Communications and anti-circumvention

Buyer enquiries are routed through Aether. Owner/seller contact details are not shared publicly and are exchanged only with agreement. You must not attempt to circumvent the platform to avoid fees, nor use any contact data obtained through the Service for unsolicited marketing.

6. Partner referrals

We may connect you, at your request, with independent partners (mortgage, legal, survey, currency, relocation). Those partners are independent third parties; we are not responsible for their services, and any contract you enter is with them. We may receive a referral fee, which never changes the price you pay.

7. Fees, billing and taxes

Using the marketplace is free for owners, sellers and buyers. Paid features are subscription-based (agency and/or marketplace access). The price, billing frequency and any applicable VAT are shown before you subscribe. Subscriptions renew until cancelled; you can cancel from your billing settings and cancellation takes effect at the end of the current period. Fees already due are non-refundable except where the law requires otherwise.

8. Consumer right of withdrawal (distance contracts)

If you are a consumer in the EU/Cyprus, you generally have 14 days to withdraw from a distance contract for paid digital services under the Consumer Rights Law of 2013 (Law 133(I)/2013). Where you ask us to begin a paid subscription immediately and acknowledge that you will lose the right of withdrawal once the service is fully performed, the right no longer applies once we have fully performed. To withdraw, email support@aetherprop.com. This section does not apply to business (agency) accounts.

9. Your content and acceptable use

You retain ownership of the content you submit (listings, messages, enquiries) and grant us a licence to host and display it as needed to run the Service. You must comply with our Acceptable Use Policy, which forms part of these terms. You may only list property you are entitled to list, and you must provide accurate information.

10. Intellectual property

The Service, its software, design and content (other than user content) are owned by Aether or its licensors. You may not copy, scrape, reverse engineer or create derivative works except as permitted by law.

11. Disclaimers

The Service is provided “as is” and “as available”. To the maximum extent permitted by law, we exclude implied warranties. Valuations and estimates are indicative only. We do not warrant that the Service will be uninterrupted or error-free.

12. Limitation of liability

To the maximum extent permitted by law, Aether is not liable for indirect, incidental or consequential loss, loss of profit, data or opportunity, or for the acts or omissions of buyers, sellers, agencies or third-party partners. Nothing in these terms excludes or limits liability that cannot be excluded under Cyprus law, including liability for death or personal injury caused by negligence, fraud, or your statutory consumer rights.

13. Suspension and termination

We may suspend or terminate access for breach of these terms, unlawful use, or risk to the Service or other users. You may stop using the Service and delete your account at any time.

14. Governing law and disputes

These terms are governed by the laws of the Republic of Cyprus, and the courts of Cyprus have jurisdiction. If you are a consumer, you may also use the EU Online Dispute Resolution platform at ec.europa.eu/consumers/odr. Mandatory consumer-protection rights in your country of residence are unaffected.

15. Changes

We may update these terms; the current version is always available here. Material changes will be notified where required, and continued use after changes take effect means you accept them.
